Glazing

Steel-framed doors and a frameless glass roof can cost twice as much as aluminium sliders and rooflights. On a 20 m² extension that’s £12,000 to £18,000 of difference.

The ground

Clay soil near trees, common in Westbury-on-Trym and Henleaze, can need deeper foundations, which add £4,000 to £9,000.

What’s behind the walls

Old drains in the wrong place, rotten joists, and asbestos in houses built before 2000. Every quote has a 5 percent contingency line. On our 2025 jobs, an average of 3.1 percent of it was used.

Finishes

The same kitchen layout can cost £15,000 or £40,000 in units and worktops. We price the building work separately from fittings, so you can see where the money goes.
