House extensions in Bristol

Most of our extensions are at the back of Victorian and Edwardian terraces, to make a kitchen that fits a table. We handle planning, the party wall, the steels and the drainage, and we finish the inside, so you deal with one firm from start to end.

Typical cost

£3,100 to £3,900 per m²

Time on site

14 to 20 weeks on site

What’s included

A typical 20 m² side-return kitchen extension costs £85,000 to £130,000 including the kitchen. Includes VAT.

Planning application or lawful development certificate

Party wall agreements

Foundations, drainage changes and build-over agreements with Wessex Water

Steel beams, roof structure and glazing

Underfloor heating and new electrics

Kitchen fitting, plastering, flooring and decorating

Side return, rear or wraparound

A side-return extension fills the narrow alley beside the back of a terrace and is the cheapest way to widen a galley kitchen. A rear extension goes out into the garden. A wraparound does both, and usually needs a planning application rather than permitted development.

The parts that take longest

The build itself is 14 to 20 weeks. Before that, allow 6 to 12 weeks for drawings, planning or a lawful development certificate, party wall agreements and, if the extension sits over a shared sewer, a build-over agreement with Wessex Water. We start all of these in parallel as soon as the drawings are signed off.
