What we find under old bathrooms
In houses built before 1950, about one bathroom in three has rot in a joist under the bath or toilet, usually from a slow leak that nobody saw. We price a day of repairs into every bathroom quote. If we don’t need it, it comes off the final invoice.
Tanking and ventilation
Tiles and grout are not waterproof. Every shower area gets a tanking membrane on the walls and floor before tiling, and every bathroom gets an extractor fan ducted to the outside, not into the loft.
